Robert: Okay. So these guys just closed on their first house ever.

Anna: Yep.

Robert: And what we did was a new construction. So, question, was it as easy as you guys thought it was going to be?

Anna: Definitely not.

Victor: No. Especially since I was overseas for most of it.

Robert: That’s right. Victor was deployed. So here’s another misconception. Are new construction homes perfect?

Anna: No.

Victor: Definitely not.

Robert: Okay, that’s what I kind of want to point out is the inspection process. As an architect and as construction background, I, of course, I flip houses, have construction background. We did four inspections total-

Victor: At least four.

Robert: … on the property-

Anna: At least.

Robert: … before, twelve. And they hired an outside third party inspector, which they don’t even recommend doing. Right?

Victor: Right.

Anna: Yeah. For new construction.

Robert: And they did on their own. Still, what? Forty page report, I think on that thing?

Anna: Mm-hmm (affirmative). Thirty something.

Robert: So it’s just important that all of us had to go through there a lot with our knowledge of this, and found quite a bit wrong they got fixed.

Anna: Right.

Robert: How about that contract? Was that confusing at all?

Anna: Yeah.

Victor: It was confusing, but he did a pretty good job of breaking it down for us.

Robert: He means me, by the way.

Anna: Yeah.

Robert: Anyway, we’re going to let these guys go. Just to let you know that new construction does not mean easy.

Anna: Yeah. Not easy.

Robert: Anything else to add about buying new construction home for young home owners that may want to do that?

Victor: Yeah, go through Bobby, he’ll make your life 10 times easier.
